Websites below the Reserve List aren’t published for tender instantly but are made readily available for program. A Reserve List website is going to be set up for tender just when a developer has signaled a decent minimal cost.

“In this Covid-19 environment in which the supply of labor is unclear, the 15-month time pub on EC helps. Developers can postpone appointing a builder until the problem is more secure,” states Lee Sze Teck, director (research) in Huttons Asia.

He’s not convinced that this website will be triggered available regardless of its place in a property that is mature. “It is not likely to be triggered because the neighbouring Parcel A hasn’t yet been sold and developers might want to distribute the launching of jobs and have a sense of this property bid for Parcel A,” states Lee.

There are six brand new EC projects presently available on the market and 2, Parc Greenwich and Provence Residences, have to be established. The rest of the EC jobs are more than 50% sold, together with Parc Canberra and Piermont Grand at 90% marketed as of end-April 2021.

“The government is keeping a slow and continuous source of EC property parcels. The EC websites at Yishun Avenue 9 and also Tengah Garden Walk were offered in November 2020 and May 2021 respectively,” says Mak.

Mak also reckons that developers may await the finish of the tender for the Arabian property package prior to committing to the new website.
